For example, if you were paying £100,000 for a house it may be possible to arrange a mortgage of £125,000.  

The reason why we would do this is because we appreciate that buying a property is a costly time for any purchaser but when specifically looking at a first time buyer we find that having savings sufficient to cover all costs could be a problem.   Apart from buying the actual property you will have:
